Every tiny home we build is made to order. The size, layout, cladding, internal finishes and fit-out are all set by the customer before manufacturing starts, so no two builds are the same and a finished home cannot be put back into stock. For that reason, we do not accept returns for change of mind.
Faults are a different matter. If something we have built is defective, incomplete or not what was agreed, we rectify it. This page explains how that works, what the warranty covers, and what you are entitled to under Australian Consumer Law.

Change of mind
We do not offer refunds, exchanges or returns because you have changed your mind, found a similar product elsewhere, or decided after delivery that a different layout would have suited you better. This applies to all custom manufactured homes, granny flats, container houses, fold-out homes and bathrooms.
If your situation changes while your home is still in production, tell us as early as you can. Depending on how far the build has progressed, we may be able to change the specification, hold the build or move your delivery date. Any change to a build already underway is quoted in writing before we act on it, and you decide whether to proceed.

Our goods come with guarantees that cannot be excluded under the Australian Consumer Law. You are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the goods repaired or replaced if the goods fail to be of acceptable quality and the failure does not amount to a major failure.
A failure is major where the home is significantly different from what was described, quoted or shown to you, is substantially unfit for normal use and cannot be made fit within a reasonable time, or is unsafe. Faults and defects
If something is wrong with your home, contact us and we will deal with it directly rather than sending you elsewhere.
- Email service@tinyhomes4u.com.au or call 02 7232 0245 with your name, delivery date, model and a description of the problem. Photographs help us assess it quickly and often save a site visit.
- We will respond within two business days and tell you what we need to do next.
- All repairs are completed on site by our trades people or local trades we have arranged for you.
- Repairs covered by warranty are carried out at no cost to you, including parts and labour.
Warranty
Structural warranty
Every home we manufacture carries a ten-year structural warranty from the date of delivery. It covers the chassis or subframe, the wall and roof framing.
Appliances, fixtures and fittings
Items made by other manufacturers carry their own warranties, usually one to two years. This includes air conditioners, hot water systems, cooktops, ovens, tapware, and any solar panels, inverters or batteries supplied as part of a solar package. The documentation for these comes with your handover pack. If one of them fails inside its warranty period, contact us, and we will lodge the claim with the manufacturer on your behalf.

- Normal wear and tear, including fading, weathering and marking of finishes
- Damage caused by misuse, neglect, accident or impact
- Damage caused by relocation, levelling or connection carried out by someone other than us or a contractor we have approved
- Alterations, additions or repairs carried out by others
- Movement or damage caused by the ground the home sits on, including inadequate footings, subsidence or poor drainage
- Storm, flood, fire, hail and other events ordinarily covered by insurance
- Condensation or mould caused by inadequate ventilation in use
- Faults arising because routine maintenance has not been carried out
Damage during delivery
Check your home over before the delivery crew leaves and note any damage on the delivery paperwork at the time. If you find transport damage after the crew has gone, contact us within seven days with photographs. Details of how delivery works are on our delivery page.
Accessories and add-on items
Accessories bought separately and not built into a home, such as steps, awnings and loose fittings, can be returned within fourteen days of delivery if they are unused, undamaged and in their original packaging. Return freight is at your cost. Items that have been fitted, modified or made to order are not eligible.
Deposits, cancellations and payments
A deposit confirms your order and books your place in the build schedule. Work begins on the design, engineering and material ordering as soon as it is received.
If you cancel before we have started work on your build, we refund your deposit less any costs already incurred on your order. Once manufacturing has started, the deposit covers the design work, materials purchased and production time already committed to your home, and is not refundable. We will always tell you what stage your build is at before you make that decision.
