Tiny Homes 4U coordinates delivery across Australia and builds a transport plan around your home, your destination and your site. No two deliveries are the same, so we do not treat freight like a flat parcel rate. Before we confirm a delivery method, we look at the home you have chosen, the exact route, how the truck reaches your block, how the home is unloaded and where it needs to sit.

A freight quote built around your delivery

Your freight quote is priced on the actual job, not a broad allowance that can leave you exposed to surprise costs later.

When we plan your delivery, we look at:
  • Size and weight of your chosen tiny home
  • Exact transport route
  • Road, driveway and property access
  • Gates, corners and turning space
  • Slopes, soft ground and site conditions
  • Trees, powerlines, fences and other obstacles
  • Whether the truck can reach the final position
  • Whether a Hiab, crane, permits, escorts or traffic management are needed
We tell you plainly what your freight quote covers, and whether anything needs to be arranged separately before delivery.

Your freight price is locked in

Once we have confirmed the delivery requirements, issued your written freight quote and booked the transport, the freight price is locked in.
Fuel prices can move between the day you order and the day your home travels. Once you have accepted your freight quote and the delivery is booked, we do not pass later fuel increases on to you. You will know the agreed transport cost before the delivery day.

Covered while it is in transit

Tiny Homes 4U arranges the transport and the transit cover for your tiny home.
Your home is covered while it is in the care of our transport provider, through to delivery and handover. You are not left arranging separate freight insurance or juggling several transport companies yourself. We manage the transport process and remain your point of contact for the whole trip.

We assess the delivery site with you

A good delivery is sorted well before the truck arrives. Our team explains what we need and helps you assess the proposed spot.
Depending on the home and the property, we may ask for:
  • Full delivery address
  • Photos or videos of the road, driveway, gates and proposed position
  • Measurements of access points and clearances
  • Slope and ground condition details
  • Details of trees, powerlines, buildings, fences or retaining walls
  • A site plan, survey or relevant approval documents
  • Confirmation that the pad, footings or supports are ready
  • Contact details for any crane operator or on-site trades involved
Where access is straightforward, the home may be unloaded or placed straight off the delivery vehicle. Where access is tight, a crane or an alternative placement plan may be needed. We work this out with you before the delivery is booked.

Preparing for delivery day

Before your home arrives, the access route and placement area need to be ready for the delivery vehicle and the unloading method.
We give you requirements specific to your home and delivery, rather than leaving you to work it all out. Typical preparation includes:
  • Clearing vehicles, materials and other obstacles from the access route
  • Trimming branches and confirming safe overhead clearance
  • Opening gates or removing fence sections
  • Providing firm, stable access for the delivery vehicle
  • Completing the agreed pad, footings or supports
  • Keeping children, visitors and pets clear of the delivery area
  • Arranging any licensed trades for service connections
  • Making sure your nominated contact is available during delivery
If weather, soft ground or site conditions make access unsafe, the driver or crane operator may need to pause or change the placement plan. Getting ready early helps avoid delays and extra costs.

What happens on delivery day

We confirm the arrangements and your expected arrival window before delivery.
On arrival, the transport team checks that access and site conditions match the agreed plan. Your tiny home is then unloaded or placed using the confirmed method. Once it is safely in position, you and the delivery team walk through a visual handover check together.
Final levelling, anchoring, installation, unfolding, assembly and connection of power, water or wastewater depend on the home model and what your written quote includes. We make these responsibilities clear before delivery.

Frequently asked questions

Is delivery included in the tiny home price?
Freight is set out in your written quote. Whether it is included in an advertised package depends on the particular home or offer.
Is the calculator price final?
No. It is an indicative estimate based on your postcode. Your confirmed quote uses the exact address and takes in the home you have chosen, access, permits, unloading method, crane requirements and site conditions.
Can the cost go up if fuel gets more expensive?
Once you have accepted your written freight quote and the delivery is booked, later fuel increases are not added to the agreed freight price.
Is my tiny home insured during delivery?
Tiny Homes 4U arranges the transit cover and coordinates the transport. The cover, any exclusions and the point of handover are explained in your written documentation.
What if the delivery truck cannot reach the final position?
We work through the options with you. That might mean unloading at the nearest suitable spot, using a Hiab or larger crane, temporarily removing a fence, or a different placement plan.
Does delivery include connecting services?
That depends on the home and your quote. We spell out whether levelling, installation, unfolding, anchoring, plumbing, electrical work and other service connections are included or need to be arranged separately.
