Tiny Homes
We have plenty of house plans to get you started
Tiny homes for sale, built in Australia
We sell from our showroom in Gosford on the NSW Central Coast and deliver right across Australia. Every price on this page includes GST.
Choosing the right tiny home for your block
Start with who will live in it and how often. Then look at the space you’ve got.
- Living in it full time. Look at The One Bedder, The 40 Footer Home and the expandable units.
- A parent or adult child on your property. The Granny Flat and Granny Flat Panorama were designed for this. Our granny flats page has more on the options.
- A studio, office or guest room. The Maxi Studio is the most affordable home in the range.
- More room without a bigger footprint on the truck. The 30ft and 40ft Expandable Units arrive closed and open out on site.
- A container build. See our container homes page.
Not sure? Tell us about your block and what you need it for, and we’ll point you to two or three tiny homes that fit.
What a tiny home costs
Our homes start at $29,700 for The Maxi Studio and go up to $71,500 for The 40 Footer Home. That’s the price of the base home. Your final figure depends on a few things:
- Changes to the layout or finishes
- Add-ons and solar packages
- How far we’re delivering and how easy your site is to get into
- Site work such as footings and connecting power, water and sewer
Your quote sets out what’s included, so you can compare it properly before you pay anything. If you’d rather spread the cost, finance is available.
Tiny homes Council approval
Approval rules come from state planning law and your local council. What applies to you depends on whether the home stays on wheels or sits on a fixed footing, who lives in it and for how long, and what’s already on the land.
Sort this out before you buy, not after delivery. Our council approvals page covers the basics, and we can talk through your property when you call.
Come and walk through one
Photos only tell you so much. Ceiling height, how the kitchen feels and whether two people can pass in the hallway are easier to judge in person. Visit our Gosford showroom on a weekday, or book a Saturday appointment. Call 02 7232 0245.
